Tenant rules & damp prevention

Most damp problems start with what's brought in, not the building. Following these simple conditions of rental keeps your goods safe and your unit in great condition.

⚠️ These are conditions of rental — please read before moving in
✅ Do — store like this
  • ✓ Store only clean, bone-dry items — clothing, tools, timber and carpets must be fully dry before arrival.
  • ✓ Raise everything at least 100mm off the floor using pallets or shelving to improve airflow and protect against floor condensation.
  • ✓ Cover mattresses and upholstery with breathable dust sheets or cloth covers.
  • ✓ Use moisture absorbers (e.g. Absorpole-style poles) inside your unit, especially for long-term storage.
  • ✓ Inspect your unit every 4–8 weeks — early detection stops small issues becoming big ones.

  • ✗ Don't bring in damp clothing, wet garden tools, fresh timber, or recently-cleaned carpets.
  • ✗ Don't shrink-wrap soft furnishings in plastic — it traps moisture directly against the item and causes mould.
  • ✗ Don't stack boxes against or over the unit vents — airflow is essential.
  • ✗ Don't store perishable, flammable or illegal items under any circumstances.
  • ✗ Don't leave damp issues unreported — contact us as soon as you notice anything.
